Miami-Dade County Home Repair & Pest Assistance
South Florida’s climate breeds some of the most destructive and aggressive tropical pests in the country, from Formosan Termites to Iguanas. When infestations cause severe structural or health hazards, low-income homeowners in Miami-Dade County have direct access to heavily funded local grant programs.
The key to getting approved is applying to the correct department. Miami-Dade splits its emergency housing funds between two massive agencies: The Community Action and Human Services Department (CAHSD) and Public Housing and Community Development (PHCD).
The Weatherization “Pest Exclusion” Hack
Neither the CAHSD nor PHCD openly advertises “free bug spray” grants. If you ask for routine extermination, you will be denied. Instead, savvy homeowners use the Weatherization Assistance Program (WAP) to physically barricade their homes against rodents and roaches.
The CAHSD (located at Overtown Transit Village North, 701 NW 1st Court) provides federal WAP grants to low-income residents to make homes energy efficient. Crucially, the program covers “Air Sealing, Attic Insulation, Window/Door Replacements, and Incidental Safety Repairs.” By applying for a WAP grant to seal your home, the government effectively funds a complete structural pest exclusion. Pests cannot breach a properly weatherized home.
Miami-Dade Elderly & Disability Services
If a severe pest infestation poses an immediate risk of institutionalization for an elderly or disabled resident, standard waiting lists can be bypassed.
The CAHSD Elderly and Disability Services Division (EDSD) provides emergency case management. If a home is declared unsanitary or unsafe due to hoarding, extreme roach infestations, or lack of proper A/C triggering mold, social workers can deploy emergency chore services and incidental safety repairs. Miami-Dade landlords frequently ignore complaints about Formosan Termites and bed bugs. Because you cannot access CAHSD structural grants as a renter, you must establish a legal paper trail. Use our interactive tool to generate a binding 7-Day Notice of Noncompliance, forcing your landlord to comply with Florida Habitability statutes.
