Florida Veteran Pest Control Benefits: WDI & SAH Grants

VA Loan Compliance Guide | Structural Rehab Funding

Because Florida’s climate is highly conducive to structural pests, the Department of Veterans Affairs (VA) enforces incredibly strict Wood Destroying Insect (WDI) clearance rules before approving a home loan.

If you are an active-duty service member or veteran buying a home in Florida, or if you already own a home that has been devastated by termites, you have access to specific legal protections and federal grants to ensure you are not left paying out of pocket for a compromised structure.

The Seller Negotiation Trap

For decades, VA buyers were strictly prohibited from paying for their own WDI pest inspections. While the VA recently updated guidelines allowing veterans to pay for the inspection themselves under certain conditions, you should almost never do this in Florida. It is customary for the seller to pay for the inspection and any necessary termite eradication (tenting) to satisfy the VA appraiser and close the deal.

    Understanding VA Form 26-8923 (Florida)

If you are utilizing a VA loan to purchase a property in Florida, the inspection rules are far more rigid than a conventional loan.

    The WDI Inspection

Because Florida is heavily infested with Formosan and Eastern Subterranean termites, the VA requires a mandatory Wood Destroying Insect (WDI) report completed by a licensed exterminator. A standard home inspector cannot sign off on this form.

    The “Clearance” Hold

If active termites are found, the VA underwriter will place a hard stop on the loan. The property must be properly treated (which often means a $2,000 structural tenting) and reinspected before the VA will authorize the funding. This protects the veteran from inheriting a compromised home.

    Are You Renting While deployed?

If you are active duty or a veteran renting a home in Florida and your landlord refuses to maintain pest control, you have the exact same rights as any civilian. Use our 7-Day Notice generator to officially force your landlord to hire an exterminator under Chapter 83 habitability laws.
